Serving Central New Jersey
FB Roofing & Siding installs, replaces and repairs siding for homeowners throughout Monmouth Beach, the small oceanfront borough between Sea Bright and Long Branch, with the Atlantic on its east side and the Shrewsbury River to the northwest. The Census Bureau puts its total area at 2.07 square miles, and almost exactly half of that is water. The land itself comes to about one square mile.
Housing here is more mixed than in the boroughs across the river. Only about 46 percent of Monmouth Beach’s homes are single detached houses, with the rest in attached and multi-unit buildings, and the borough is known both for its older Victorian houses and for much newer construction. We install vinyl, insulated vinyl and James Hardie fiber cement as a James Hardie preferred contractor, and we start every job with a free written estimate.

Siding services in Monmouth Beach include full replacement, new installation, panel and trim repair, and insulated siding upgrades, plus design work such as accent gables, board and batten and trim packages. This close to open water, storm damage tends to arrive as a lifted course of panels, a trim board missing from a gable or a corner post worked loose. In that situation the first job is to secure the wall before water reaches the sheathing; the second is an honest answer about whether you are looking at a repair or at a wall that has reached the end. A typical house takes several days to about a week depending on size, the number of elevations, trim detailing and weather, and the schedule is confirmed before we begin.
Most shore towns have a sheltered side. Monmouth Beach, at roughly a mile across with the ocean in front and the river behind, does not have much of one. Wind arrives off open water from more than one direction, and in a nor’easter the rain travels sideways. That changes what matters in a siding job. In the open field of a wall almost any decent product will shed ordinary rain. The test here is at the edges and the openings: the corners, the window and door flashing, the eaves and rakes, and the fastening that keeps a panel locked in place while still letting it expand and contract.
Salt is the slower problem. It works on metal long before it marks the face of a panel, so on an older exterior in this borough the nails, the flashing and the trim fasteners are often further gone than the siding they hold. An inspection that only looks at the panels is looking at the newest part of the wall.
For the elevations that face the water, James Hardie fiber cement is the material we would put forward first. It is built for coastal exposure and wind-driven rain, it holds paint, and it stands up to impact. Vinyl and insulated vinyl still have a place on the less exposed walls, provided they are installed to the manufacturer’s specification — which is also what keeps the material warranty valid. On many houses the sensible answer is different for the ocean side, the river side and the walls in between.
The borough’s housing adds two complications. The first is age: Hurricane Sandy damaged homes here in 2012, and where one exterior was replaced afterward and the one next door was not, two neighboring houses can be at very different points in their lives. Older Victorian houses bring their own questions about gable details and trim that should be answered before a material is chosen. The second is ownership. With more than half the homes in attached or multi-unit buildings, the wall you want fixed may not be yours alone to change. It is worth establishing who is responsible for the exterior, and what materials and colors are specified, before an estimate is written.
Monmouth Beach also has more part-time households than the inland boroughs — about one home in six is recorded as vacant, which largely reflects seasonal use. An exterior nobody looks at from October to May is one where a small opening has months to let water in. If the house is not occupied year-round, have the walls checked after the winter rather than waiting for a stain to appear indoors.
Our siding pages for Oceanport and Rumson cover the boroughs just across the Shrewsbury River. The same company handles gutter services and roofing across Monmouth County, which matters when a storm has damaged more than one part of the house. Compare materials on our siding installation and replacement page, then call for a free written estimate and let us know whether the house is lived in year-round.
For walls that face the ocean or the river, James Hardie fiber cement is our first recommendation: it is built for coastal exposure and wind-driven rain, and it holds paint. Whatever the material, the fastening and flashing decide how it performs here.
Often, but the first step is finding out who is responsible for the exterior and whether materials and colors are specified. Once that is clear we can write an estimate that fits those rules.
Walk the outside before you unpack. Look for lifted or missing panels, open seams, trim that has pulled away at gables and corners, and staining below windows. If anything has moved, call before the next storm rather than after it.
Frequently, yes. We secure the wall first so water cannot reach the sheathing, then tell you plainly whether a repair will hold and how closely new panels will match the old ones.
