Roofing Company in Point Pleasant, NJ

Homes throughout Point Pleasant have different exterior needs based on their age, design and location. The borough is close to water on nearly every side — the Manasquan River along the north, Beaver Dam Creek to the south, Barnegat Bay to the west and the canal cutting through the middle — and more than sixteen percent of its area is water rather than land. Air moving across open water carries salt, and salt works on metal long before it works on anything else. Nails, step and counter flashing, drip edge, gutter hangers and exposed fastener heads age faster here than they do a few miles inland, which is why an older roof in a borough like this one often gives out at its metal rather than in the open field of the shingles. Wind behaves differently near an inlet as well: a nor’easter drives rain sideways into laps and seams that would never leak under ordinary vertical rainfall, so how the eaves, rakes, ridge and valleys were fastened matters more than the rating printed on the bundle.

The second thing shaping the work here is density. Roughly eight thousand occupied homes sit on about three and a half square miles of land, which means narrow side yards, short driveways and a neighboring house close enough that staging, material handling and debris control have to be planned before anyone gets on a roof. The build-out has a shape to it as well. The borough broke away from Brick Township in 1920 and filled in through the middle of the century, and the median home here dates to about 1970 — old enough that whatever went on in the original build has usually been replaced once already, and old enough that the second replacement is now the ordinary job rather than the exception. Nearly four in five homes are single detached houses, so most of this is straightforward residential work, but it is residential work in tight quarters, and an honest estimate should account for the access as much as for the square footage.
